A home inspection is a review of the property from the roof to the foundation and all visible and accessible components in between. That includes the roofing materials, attic, exteriors, electrical components, plumbing components, structural components, heat and air conditioning, kitchens, bathrooms, interiors and the lot grading. If possible, we recommend you attend your home inspection at least near the end of the inspection. For most it will be an educational experience about the components of your home and how to maintain them. If you cannot attend, your report will inform you of the areas of concern, what type of materials and components are present, and items for which to budget for replacement.

Insurers are requiring that most homes built prior to March of 2002 have a wind mitigation inspection. This inspection is performed to determine if construction techniques or standards are present that will help protect the home during high winds and may reduce insurance rates. Hip roofs, newer shingles, clips or straps on rafter-to-wall connections and approved shutters and garage doors are items which may warrant or qualify for the reduced insurance rates. Not all components have to be present to receive reduced premiums.

Insurers may also require that older homes have a four-point inspection. A four-point inspection is an inspection of the heat and air system, electrical, plumbing and roof condition and is not as in-depth as a general home inspection.

Your insurer may only require that you have a roof inspection. This inspection is to determine if the roof has at least 3-5 years of serviceable life left and if any leaks present.
